Finding the perfect home with a family is the most satisfying real estate experience. I never get tired of being part of that excitement. It can also be stressful. It’s critically Important that the process be well managed by the broker and his/her chosen team: mortgage, title, escrow, inspection; etc. Sensitivity to the stress and emotions of the client is an underrated skill.
Finance
Step one: get qualified or provide proof of cash on hand. In a fast market, you must be ready and able to compete or risk losing to another buyer in a multiple-offer situation.
Inspection and Appraisal
A physical inspection of the building, utilities, neighborhood, title; etc., must be done within the period allowed by the agreement negotiated by your broker. Appraisal is NOT a detailed inspection, but an estimate of value for the lender.
Broker's Advice
Buyers and sellers can depend on their broker for expert advice. Never get involved in a purchase agreement without taking advantage of their experience and training.
